It is not uncommon to drive by an apartment complex and see
dozens of digital satellite dishes on balconies and
railings. There is a better alternative.
Apartment, condominium and townhome communities are turning
to an integrated digital satellite system to provide their
television programming needs. American Satellite
Distributors will help you convert your current property
into a one-dish home run hitter. OR...
If you are currently planning your next venture, make sure
to include satellite television in the master plan.
Eliminate unsightly dishes and their peripherals. Increase
revenues and raise occupancy rates by incorporating an
L-Band MDU system into your product.
Different operating systems for MDU are now available. They
are:
Management Subsidy -
The property management or association may elect to provide
a basic package to the tenants at no charge. Any
programming that the tenant chooses to subscribe to that is
above and beyond the package provided, is billed for, by the
programmer (i.e. DirecTV) to the tenant. Management subsidy
is called
MDU Bulk throughout
the satellite industry. The current
Bulk Rates are about 50 to
60 percent lower than the retail residential programming
rates (residential rate card).
Residential Rate Card
-
The property elects
to have little or no participation in the billing and
maintenance of the integrated satellite system. The tenants
are billed directly by the programmer at the prevailing
residential rates.
L-Band -
A satellite receiver is necessary at each outlet if
television programming is to be received. Most apartment or
condominium complexes are now installed utilizing an L-Band
wiring setup. L-Band setups can be billed in BULK or at the
Residential Rate.
SMATV -
A headend with 12 to 24 channels
or more might be distributed throughout the property. Every
outlet in every unit will receive the channels, in a manner
that is much the same as a standard 'basic cable' system.
Overlay -
The property provides a ' lifeline' of channels, somewhere
between 10 and 20, usually, utilizing a SMATV headend. The
monthly expense to the property is kept low, and tenants
have the opportunity to subscribe to 'residential rate card'
satellite services, as well. The property is billed for the
BULK programming. The individual tenant is billed for any
programming services chosen that are above and beyond what
is supplied by the BULK programming.
Frontend
- High-speed Internet services can be combined onto a SMATV
or L-Band system. Modems can be offered by the property to
the tenants, or ASD can make them available as needed. The
system can be hard-wired or offered as a wireless (no modem
needed) solution.
Whichever operating system you choose, you will be:
1. Expanding the entertainment possibilities for your
tenants.
2. Magnifying the image of your property when it becomes
apparent that you offer something that your competitor
across the street doesn't.
3. Increasing the overall value of your property. Real
property values increase as well as perceived value. The
perceived value can be realized in the form of increased
association fees, lease fees or access fees.
4. Improving occupancy rates, for no other reason than when
your tenant is in his or her apartment, he is happy with his
entertainment options.
American Satellite Distributors also sponsors relationships
with property managers for profit sharing should you so
desire. Profit sharing plans can be formulated for either
MDU Bulk or Residential Rate Card systems.
